So it goes without question these days that real estate appraisal can certainly be dubbed a profession rather than a trade. In our field, as with any profession, we are bound by ethical considerations.

An appraiser's primary responsibility is to their client. Normally, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It's important to know that certain elements pertaining to an assignment are to be discussed exclusively with the appraiser's client. As a homeowner, if you want to review an appraisal report, you normally have to obtain it through your lender instead of the appraiser.

Other responsibilities include numerical accuracy depending on the scope of the assignment, acquiring and maintaining a respectable level of competency and education, and the appraiser must conduct him or herself as a professional. Maintaining high ethics and client confidentiality is standard operating procedure for us at The Appraisal Source.

Appraisers will regularly be obligated to consider the interests of third parties, such as homeowners, sellers and buyers, or others. Normally the third parties are clearly defined in the appraisal report.
